Flat Fee MLS Listings and For Sale By Owner Plus (FSBO+) Program - Starting at $499
Our broker has belonged to the Austin Board of Realtors since 1982 and we've seen it all.  We've sold and leased a range of properties across town, from million-dollar showcase homes to utilitarian rental properties.  Some property owners require a lot of marketing, negotiations and sales support, while some houses sell and lease so quickly that homeowners could virtually have done it themselves.  And we want to help those independent sellers and landlords get maximum exposure with minimum transaction costs. Selling your home in Austin can often cost up to 6% of the sales price of your home. But it doesn't have to cost this much if you use our flat-fee listing service. With our For Sale By Owner Plus (FSBO+) Program, we offer you a less expensive way to list your home in the Multiple Listing Service (MLS) of the Austin Board of Realtors and to make your house discoverable across all of the key online real estate search sites in the nation.

In this competitive market and tough economy, every little home selling or leasing advantage counts.  Therefore, we recommend using the money you save with a flat-fee listing to offer a better price on your home, improve your property so that it will sell or lease faster, or offer a bonus to buyers' agents and tenant reps to push your property to their clients. 

FEES FOR OTHER AGENTS:
To keep buyers' agents excited about selling your home, we recommend you choose our flat-fee listing service then offer buyers' agents 3% when they bring you a buyer (but you can reduce that to any amount you choose).  We also recommend paying 20-40% of your monthly lease price to tenant reps (but again, you can reduce or increase that to affect agent motivation).  We will advertise these amounts in MLS and owners will be legally required to pay the other agent who brings you a buyer or a tenant off of the MLS listing.

ADDITIONAL MARKETING SUPPORT:
If you need additional marketing support, we can help with that, too.  For an additional fee, we can send you a professional photographer, create a flyer for you, make you a virtual tour, launch a text messaging or QR code campaign, make you a yard sign and provide you with a lockbox to facilitate showings.  And if you need help negotiating an offer, we have a seller support team consisting of a Texas real estate broker with 30 years of experience and a licensed agent with an M.B.A. from Harvard Business School who will help negotiate your deal and handle the often complex paperwork for an additional fee. 

FLAT-FEE MLS LISTING PRICING:
Our basic For Sale By Owner Plus Program starts at $499, which includes listing your home in the Multiple Listing Service (MLS), www.Realtor.com, and www.AustinHomeSearch.com.  For $699, your home will be listed in these 3 places plus 12 other top online marketing sites where buyers search for Austin real estate.


Postlets Your dedicated web page on Postlets.com will be optimized for search engines to help buyers find your home.
Zillow We will make your property discoverable on one of the most-visited real estate web sites in the country.
Trulia We'll post your house on the site that offers "the best real estate search experience on the web."
Oodle Your local real estate listing on Oodle.com will display your property for buyers looking for homes in your area to see.
Vast The Vast.com real estate listings site typically displays over 5,000 listings in Austin and buyers can search by price or keywords.
Twitter We post all of our listings on Twitter, where Google search engines can find them and people can share them easily.
Hotpads Your house will show up on Hotpads.com, one of the best map-based real estate search engines.
Front Door We'll list your home on the very popular lifestyle-based FrontDoor.com site from HGTV, which boasts 4M+ home listings.
Facebook After 33 years in Austin, we've developed quite a network and your home will appear on our Facebook page for sharing.
Backpage A classified advertising service for real estate that lets buyers search by keywords and price for homes for sale in Austin.

FULL-SERVICE LISTINGS:
For our clients who want to entrust the sale of their home to a licensed, experienced agent to offer a full range of on-site listing and marketing services, we will continue to offer best-in-class traditional listing services with our unique and sophisticated on-line marketing support.  Our full-service listings on sales include a 6% broker transaction fee, allocated as 3% for the listing agent and 3% for the buyer's agent.  If you have a low-maintenance listing in a high-traffic area, we may be able to reduce this commission to as low as 1% - please just inquire.  Our lease listings include a broker transaction fee of one month's rent and we will advertise between 30% to 50% for the tenant rep, depending on market factors.
