CENTRAL AUSTIN:  Several areas comprise the area called "Central Austin."  This area is described as being:
  • East of Lake Austin
  • West of Interstate 35
  • North of just north of Lamar where it starts heading west south of the river
  • South of Ranch Road 2222

Area 1B:  Area 1B is the area that spans both sides of Mopac, and is South of 2222 and North of Lake Austin and Town Lake.  This area is bordered on the East by Lamar and on the West by Loop 360 (Capital of Texas Highway).  The intersection of Mopac and 38th Street marks the northern border of Area 1B and Lamar marks the eastern boundary.  Area 1B begins in the hill country north of Lake Austin then reaches toward the West and downtown.  This area includes the homes located around Mount Bonnell, Enfield and Exposition, and is sometimes called West Austin, but it's really quite central.

Area DT:  Area DT is the term for the heart of downtown area east of Lamar, North of Town Lake, South of Martin Luther King (MLK) Boulevard, and West of I-35.  Most of the spectacular high-rise condos are contained in area DT. 

Area UT:  Area UT is the term for the downtown area near the University of Texas, directly North of Area DT.  This area is located to the East of Lamar Boulevard, South of 38th Street, West of I-35, and North of Martin Luther King (MLK) Boulevard.

Area 4:  Area 4 is the area north of the University of Texas area that begins north of 38th Street.  The area is bordered on the west by Mopac, on the north by Ranch Road 2222, and on the east by I-35.


WEST AUSTIN:  The area described as West Austin begins west and south of Lake Austin and extends out toward Lake Travis.  The area is bordered on the east by Area 1B and is north of Highway 71.  

Area 8E:  Area 8E describes the area directly East of the Capital of Texas Highway, South and West of Lake Austin as it begins its curve toward downtown, and North of almost the midway point between Mopac and Lamar.  Area 8E is about half of an area called Westlake, home to the award-winning Eanes Independent School District (EISD).  One of the best neighborhoods (and shopping communities) in Area 8E is Davenport Ranch.  If you're looking for a great lakeside community close to downtown, you should also see in and around St. Tropez.  Several great neighborhoods make Westlake a wonderful residential community that provides a great mix between living in the beautiful Texas Hill Country yet being reasonably close to downtown.

Area 8W:  Area 8W contains the other part of Westlake (the more western part of Westlake).  This area is west of Capital of Texas Highway, south of Lake Austin, and east of just east of the intersection of Highway 620 and Ranch Road 2244 (Bee Caves Road).  Area 8W contains several highly desirable neighborhoods, including Rob Roy, Lost Creek, several other Westlake communities and a gorgeous lakeside community along Rivercrest. 

Area W:  Area W contains the gorgeous Barton Creek residential areas (home to the Barton Creek Resort & Country Club), as well as a wonderful residential community called Travis Country.  This area is south and west of of Westlake (areas 8E and 8W).

Area LS:  Area LS is located west of the part of Lake Austin that drops in a southern direction from the Mansfield Dam (where Lake Travis turns into Lake Austin).  The resort-like area of Lakeway is contained in area LS, along with several other wonderful lakeside and hill country communities that are a little closer to town. 


SOUTH AUSTIN:  The area best described as South Austin contains the residential areas along South Lamar and areas along South Congress and 1st Street, as well as anything south of Highway 71. 

Area 7:  Area 7 contains lots of great South Lamar and Zilker Park neighborhoods, including Barton Hills and the new condos around Barton Springs.  This area offers a delightful mix of new and established homes, a quick commute to and from downtown, easy access to Mopac, and a hodge podge of great restaurants and Austin establishments, such as the original Chuy's Tex Mex restaurant. 

Area 6:  Area 6 contains the areas east of Lamar, south of the city and north of Ben White.  Home to many fun & quirky, but also beautifully renovated, residential neighborhoods along South Congress.

Area SWW: Area SWW is the area that contains some beautiful residential neighborhoods convenient to downtown, such as Lantana and Travis Country West.

Areas 10N and 10S:  These areas are south of the city and contain some nice neighborhoods such as Sunset Valley, Legend Oaks, Circle C and Onion Creek. 

Area SWE:  This area is pretty far south of Austin. 


NORTH AUSTIN:  North Austin is marked as being north of Lake Austin west of Capital of Texas Highway, then north of Ranch Road 2222 as one heads east toward I-35. 

Area RN:  Area RN is the area east of Lake Travis, north of Lake Austin, west of Capital of Texas Highway and south of Ranch Road 2222.  Area RN contains several incredible Austin neighborhoods:  Steiner Ranch, Riverplace, Shepherd Mountain, Westminster Glen, Courtyard, Greenshores on Lake Austin, Oak Shores on Lake Austin and the areas along the most accessible parts of Lake Austin near the world-famous Oasis restaurant.

Area 1A:  Area 1A provides the best of both worlds, a mix of hiltop residences that are convenient to downtown due to their proximity to Mopac.  Two key residential communities are Cat Mountain and Northwest Hills

Area 2:  Area 2 is the area east of Mopac, north of Ranch Road 2222, south of 183 and west of I-35.

Areas NW, 1N and 2N:  These 3 areas comprise the northernmost parts of Austin before entering Round Rock.  Area 1N contains Jester, Lakewood, and Great Hills, all great residential communities in the hilltops along Capital of Texas Highway south of the Arboretum area. 

Area CLS:  Area CLS is a northwest area that contains Avery Ranch and other residential communities.


EAST AUSTIN: East Austin can best be segmented as a vertical strip of 5 areas east of I-35, starting in the north with NE, followed in a southernly direction by Area 3, Area 5, Area 9 and Area 11.  The "renaissance" areas of East Austin are primarily found in areas 3 and 5, where many of the most charming East Austin bungalows can be found, along with new residences that demonstrate the most modern architectural designs around.


ROUND ROCK:   Home to Dell Inc., Round Rock is also home to many of Austin's employers located north of Austin.  Many of the homes in Round Rock are spacious and beautiful, and Round Rock also contains a ton of great investment properties that can be rented out to the copious number of professionals in the area.    


PFLUGERVILLE:  Northeast of the city, Pflugerville is also a great place to find spacious and attractive homes.
